Here are answers to some of our most frequently asked questions.

Where are you located?
OBI is currently located at 4151 US 20 , in Castleton, NY.

How long have you been in business?
OBI has been in business since 1988.

Are you licensed, bonded and insured?
There is no licensing for contractors in New York State. We are fully covered by Workman’s compensation and liability insurance.

Do you provide a warranty?
OBI provides a 2–year warranty on all work performed by us. You will also receive various manufacturers’ warranties (which may or may not last longer) on the products used on your job.

Do I have to pay for an estimate?
Our estimates are free, except for Design/Build. In the case of Design/Build, there will be a fee for detailed costing and preliminary sketching.


Can you provide an estimate on a house that I do not yet own, but am considering purchasing?
OBI will estimate a job if you have the house under contract. You do not need to have settled on or occupied the house to get an estimate, but you must have a contract on it.

How long does it generally take for construction to begin once the contract has been signed?
There are many variables that go into determining when a project will start. The start time is greatly dependant on the particular project and when materials are expected to arrive. Depending on the season and the scope of work, construction generally begins 6-10 weeks after the contract has been signed.

How does the design phase of the project work?
The design phase begins with the project designer visiting the home, looking at the existing structure, and determining the homeowner’s wants and needs. After goals are discussed, and any challenges regarding the existing structure are addressed, quick sketches may be drawn. The next step involves measuring the space, drawing existing floor plans and developing schemes for the proposed new space. These are then presented to the homeowner so that final floor plans can be determined. Once this is done, visits to showrooms are made to finalize selections.

Who is responsible for securing permits and scheduling inspections?
OBI securing all required permits and schedule inspections. The homeowner need only supply a plot plan of the property.

What measures are taken to reduce the amount of dust and other debris that results from construction?
Dust doors or plastic sheathing are used to separate the area under construction from the rest of the house. Floor protecting will also be used to reduce the amount of dust that results from construction, where appropriate.

How do I go about selecting products from the thousand of choices out there?
Your salesperson at OBI will be there to help guide you through the selections process whether it be going through catalogs or visiting showrooms. It is best to start by thinking about your likes and dislikes so that you can begin eliminating large groups of products and start focusing on a more specific group. Think about the overall look you are going for-light and bright or dark and warm, traditional or contemporary, chrome or brass. By beginning to think about some of these things beforehand, you will not be as overwhelmed once the selection process begins.
